A cozy suburban atmosphere and easy access to the city centre is a combination sought after by many families. The simplest way to meet this need is to purchase an apartment in a fourplex building. Apartments of this kind are offered by developer companies such as, among others, J.W. Construction.
“In planning Ludwinowska Aleja we thought about those customers who wish to enjoy the quiet of a single-family neighbourhood, extensive urban infrastructure and short distance to the centre of Warsaw. Pyry in the Ursynów district had all the features expected from the housing estate area,” says Maciej Gnoiński, consultant of J.W. Construction Holding S.A. Management Board.
Single-family houses in Pyry, due to their price, are usually not affordable to young families with children, while an apartment in a fourplex can be bought for even less than PLN 6000 per one square metre. Buying a house outside the city is cheaper, yet it is connected with logistically difficult tasks such as the need for tiring daily commuting to work, picking up children from nursery or school, driving them for after-school classes, etc. Settling in a housing estate similar to Ludwinowska Aleja eliminates such difficulties as it is close to anywhere. And this is very important when real estate is purchased by young people with children.
“The safety issue has not been neglected either. Within the estate area the residents may feel safer and more comfortable than the occupants of single-family houses. Except for the security, there are neighbours who are really indispensable when it comes to guarding of our property,” adds Maciej Gnoiński, consultant of J.W. Construction Holding S.A. Management Board.
Ludwinowska Aleja includes 17 cozy two-story fourplex houses. Each building is divided into four high standard apartments, two on the first floor and two on the second floor. All of them have been designed and situated in such a way that the purchase of two apartments allows to turn them into an independent single-family house.
The design of the fourplex houses offers numerous possibilities. Nowadays, multi-family apartments are rare. However, there is often a need to separate an independent apartment for a baby-sitter or a nurse. The Ludwinowska Aleja buildings fit this purpose ideally.
All the apartments on the second floor have large terraces and balconies, while the first-floor ones have terraces and small gardens. Each apartment has an above-ground garage allowing direct access to the apartment (like in single-family houses). The garages are thermally insulated and have anti-skid stoneware tiles on the floor. Each apartment has a separate entry so there are no common staircases. The estate area includes visitor parking as well.
Location of the estate in Ludwinowska Street, within convenient distance from Puławska Street, the heavy traffic artery, successfully meets the residents’ two important needs: to live in a quiet residential area and, at the same time, to have an easy access to the main road leading north to the city centre and south, via the shortest route, to Piaseczno. Driving north you can reach the Mokotów district in 10 minutes, up to the intersection of Puławska Street and Dolina Służewska Park (taking turn at the intersection and driving along Generała Sikorskiego Avenue and Witosa Avenue you will reach the Praga district). Driving along Czerniakowska Street will take you to the Łazienkowski Bridge and Rzymowskiego Street (from here, via Marynarska, Sasanki, Hynka and Łopuszańska Streets, you will get through the Włochy district to the Ochota district). Going further along Puławska Street you cross Wilanowska Avenue (taking turn into Wilanowska Avenue is the easiest way to get to Sobieskiego Street).
Those who prefer public transport will also be satisfied. A bus stop is located at the end of Ludwinowska Street, right at Puławska Street. It is a few stops away from Wilanowska underground station.
