Despite the banks’ requirement obliging home buyers to put down a high deposit, they can still obtain a mortgage loan for 100% of the new apartment’s value. This regards properties from the so-called sector of popular apartments offered by such developers as e.g. J.W. Construction.
“This is the last chance to obtain a 100% mortgage loan before the KNF (Polish Financial Supervision Authority) recommendation is implemented. I believe that this is the last opportunity to buy an apartment for a number of Poles who do not have cash. It is better to make the decision about buying an apartment as soon as possible rather than wait for the market situation to change”, recommends Józef Wojciechowski, Chairman of the Supervisory Board of J.W. Construction Holding S.A.
The competitive prices of real properties offered by developers operating in the sector of popular apartments still carry lesser credit risk. As a consequence, banks are still willing to grant a loan for 100% of the value of such apartments.
This is exemplified by apartments available in investment projects carried out by J.W. Construction. According to one of the banks, the estimated monthly instalment for a 2-room apartment worth PLN 260,000, located in Lewandów Park housing estate, is about PLN 1,200, and if a client chooses an apartment within the Górczewska Street investment project, whose value is PLN 410,347, he will be able to repay the loan in instalments starting from ca.PLN 1,900.*
