Since 21 February 2008, the prices of apartments in two Warsaw construction projects JWCH – Lewandów Park II and Zielona Dolina (ul. Zdziarska) have increased by 10% per sq m. The Management Board explains that the prices to date did not reflect market reality. Higher prices are also related to the planned investments in the estate’s infrastructure.
The sales of apartments in the Lewandów Park project began as early as in 2006. The apartments in Zielona Dolina have been on the market since mid-2007. Since then, average market prices have risen considerably. This year the construction of both housing estates begins – the Company is waiting for legally valid building permits. The completion of construction works is planned for 2010.
“Apartments in projects that are going to start soon tend to become more expensive. We decided to increase prices because we already know when our clients will get their keys. We know from experience that demand for such apartments is the biggest.” - explains Jerzy Zdrzałka, president of the management board of J.W. Construction Holding S.A. „From now on, all unsold apartments in these two projects in the Białołęka district will be more expensive. Market conditions are changing. Clients’ expectations are also growing. In order to meet them, we decided to use additional funds to increase the quality of life of future residents. We are going to invest in infrastructure in the estates, building schools and some other facilities.” – adds Jerzy Zdrzałka.
Zielona Dolina is a modern housing estate in the Warsaw Białołęka district at the junction of Zdziarska and Ostródzka Streets. Recreational areas and convenient transport connections are the main advantages of this location. Another important feature is the proximity to the shopping and leisure centres: Careffour and Park Handlowy Targówek. The apartments are available in the 10/90 payment system.
Lewandów Park is another housing estate located in the Białołęka district. The project is implemented in two stages. In total, it comprises 48 three- and four-storey buildings with underground garages – 1,827 apartments altogether. The flat area ranges from 29 to 57 sq m with balconies and recessed balconies. A big advantage of this location is the proximity and good transport connections with the city centre over the Grota Roweckiego, Gdański, and Śląsko-Dąbrowski bridges. It will be a closed estate.
